(Bannockburn, Illinois –) James A. Brucato and Mark E. Augustyn, owners of Principle Construction Corp., are pleased to announce that the firm was selected by Veneziano Enterprises, LLC for a build-to-suit for their tenant, H&H Electric Company. The project is located at 2830 Commerce Street in Franklin Park, IL.
Principle was selected to construct an 8,346 square foot building that will house office, warehouse and a vehicle maintenance facility. To reduce the cost of the project and to minimize waste, the new 8,430 square foot, 24′ clear height building will reuse a portion of the existing building foundation system and warehouse floor slab. The building is being constructed of 10″ thick structural precast wall panels, structural steel roof framing with a 45 mil EPDM ballasted roof. Features of the facility include clearstory warehouse windows, office punched windows and a glass entrance system as well as (3) oversized motor operated overhead doors. The 1,704 square foot office area is constructed of structural precast walls and precast floor planks providing a 1,704 square foot mezzanine area above. The mezzanine includes two access stairs, perimeter railing, an access loading gate and roof access ladder & hatch.
“We worked closely with the Village of Franklin Park and the Veneziano’s to maximize the size of the facility while adhering to the Village’s Planning and Zoning codes,” stated James Brucato of Principle Construction Corp. “For a project on the smaller side, this one had every element of a much one much larger including the pursuit of class 6b tax status, planning and zoning complications and reuse of existing elements. The H&H project has allowed Principle Construction Corp. to demonstrate our ability to manage complex matters and produce a high quality product.”
H&H Electric Company was started in 1944 by Harold P. Horkan. The first generation of Veneziano’s to work at the company began in the mid 1950′s and today, H&H Electric Company is headed by third generation brothers. The company stays at the forefront of industry changes and was one of the first Illinois electrical contractors to learn how to get funding for and install Wind Turbines. Their concern for the environment continues in how they run their 90% paperless business.
Craig Slinker will serve as Senior Project Manager, Tom Sterbens will serve as Superintendent for Principle Construction Corp. and Timothy Morgan & Associates will serve as project architect.
